BAL AF Max Rubber-Crumb Tile Adhesive 17kg Pallet Deals & Bulk Buy

BAL

BAL AF Max is

A unique rubber-crumb, high-yield anti-fracture tile adhesive that performs as an uncoupling and fixing system in one

Removing the need for uncoupling mats on problematic floors. t has anti-fracture technology that absorbs lateral stress movement from the floor protecting tiles from failures. With BAL AF Max get up to 8.5m2 per bag, meaning only 4 bags are needed for a 30m2 area.

Save time, money and materials compared with a traditional uncoupling mat system: 40% lower cost, 70% time saving and 70% less material weight! No other products are needed – just mix and fix! BAL AF Max is highly flexible and elastomeric and is made with recycled rubber saved from landfill. Can be used over most common substrates, plus steel, asphalt, existing tiles, thermoplastic vinyl tiles, T&G floorboards and plywood overlays.

Key features

  • Absorbs lateral stress and movement, providing crack‑bridging and anti‑fracture performance.
  • No uncoupling mats required — mix with water and fix tiles direct.
  • Highly flexible elastomeric underlay properties.
  • Performance benefits vs. uncoupling mat systems:
    • >70% less total material weight.
    • <1/3 the materials to carry/store.
    • Fewer installation stages – one step.
    • Reduces installation time by >70%.
    • Reduces material cost by ~40%.
  • Helps achieve Building Regulations Part E (Resistance to sound).
  • Grout after: 5 hours (at 20 °C).

Assumptions for comparisons: against fixed uncoupling mat systems (mat + required adhesive), no extra floor prep (e.g., levelling), typical room layouts, and current average UK trade pricing at time of issue.

  4. Asphalt: flooring grade only.
  5. Anhydrite/calcium sulfate: prime with two coats (see guidance).

Do not use showers for at least 2 weeks after grouting. Do not fill pools for at least 3 weeks after grouting (BS 5385: Part 4).

How to Mix BAL AF Max?
  1. Use a suitable 30 L mixing bucket.
  2. Add approx. 3 parts powder to 1 part clean cold water by weight (17 kg bag ≈ 6.1 L water).
  3. Mix to a smooth, lump‑free mortar.
  4. Stand for 2 minutes, then re‑mix for 30 seconds.
  5. If using a drill mixer, keep < 300 rpm.

Pot life @ 20 °C: ~45 minutes (shorter when warmer; longer when cooler).

Do not use below 5 °C or in damp conditions. Select a trowel suitable to achieve specified contact in line with BS 5385.

Fixing procedure
  1. Apply and comb adhesive to required bed thickness (ribs in one direction). Bed thickness 2–10 mm. Back‑butter large/heavily patterned tiles as needed.
  2. Mosaics: press with rubber tile float and beat into position (note: mosaics not recommended over sound‑reduction matting; typically ≥100×100 mm tiles, 11 mm thick; 8 mm may be used).
  3. Fix within open time (~20 mins @ 20 °C). Remove skinned adhesive and re‑apply fresh; never re‑temper with water.
  4. Occasionally lift a tile to verify contact. When solid‑bed fixing, avoid voids.
  5. Leave adequate joints; install movement joints per BS 5385.
  6. Clean surplus adhesive from faces and joints before drying.
Grouting & movement joints
  1. Wait a minimum of 5 hours (at 20 °C) before grouting. Choose a BAL cementitious or epoxy grout (e.g., MICROMAX3 ECO or ABSOLUTE GROUT).
  2. Paper‑faced mosaics: pre‑grout sheets, place, align joints, wet paper and remove before full set; clean then finish grouting.
  3. Movement joints: use suitable silicones (e.g., MICROMAX GROUT EFFECT SILICONE); use backing strips/bond‑breakers as required. For intermediate joints, consider epoxy polysulphide or pre‑formed joint strips.

Pools: do not fill for at least 3 weeks after grouting. Seek advice from BAL Technical Advisory Service for specialist cases.

BTP very helpful in supplying a pallet of floor leveller. I needed it on the Saturday, but didn’t want it sitting on the driveway for several days. I called and they recommended ordering for Thursday to give a day’s grace in case of any delivery issues. In the event the pallet arrived on Thursday as requested. Reliable and good value
